§ 5-101. Authority to adopt regulations.

  • For the purpose of promoting the health, safety, morals and the general welfare of the community, the Board of County Commissioners of St. Lucie County, Florida, is hereby authorized and empowered to adopt zoning and building regulations in the territory within St. Lucie County which is not included in the corporate limits of any city or town; to divide said territory into districts; to regulate and restrict the uses of lands, waters, buildings and other structures for trade, industry, residence, agriculture, recreation or other purposes within said districts; to regulate and restrict the construction, reconstruction, erection, alteration, repair, height, number of stories, size and location of buildings and other structures within said districts; to regulate and restrict the area dimensions, and the size of lots or tracts of land or yards, and the percentage and portion of lots that may be occupied in connection with the construction and location of buildings or other structures within said districts; to regulate the expansion, removal and discontinuance of nonconforming structures, nonconforming uses of land and nonconforming uses of land and structures; to adopt a safety and sanitary code or codes regulating plumbing and electrical installations and other matters proper to be regulated to safeguard the safety, health and welfare of the people, and to regulate and restrict the location and alignment of buildings and other structures upon land bordering upon the right-of-way of state roads, county roads, or any existing, dedicated or proposed roads or streets lying outside the limits of any municipality of said county.
